Maintenance Engineer - Suburbs

SREA Property Management, LLC is searching for a full time Building Maintenance Engineer to provide with minimal supervision, preventive, corrective and general maintenance and repairs at our properties throughout the Philadelphia Metro Region. A valid driver’s license and mode of transportation is required. This is a full-time, non-exempt hourly position. The ideal candidate must have skills and experience in plumbing, electrical, carpentry, painting, and HVAC.

Salary: $26.00/hour

Shift: Day shift, Monday through Friday, with the ability to be on-call for emergencies

Job Type: This is a full-time position within our company with opportunities for advancement

Responsibilities:

  • Perform minor and major repair of all buildings.
  • Respond to emergency maintenance requests as required.
  • Under the general supervision of the Chief Engineer, perform electrical, plumbing, carpentry, locksmithing and painting work to maintain suburban portfolio buildings.
  • Perform routine electrical work, install, and replace light fixtures, ballasts, and fluorescent lighting, check breakers, plugs, switches, fixtures, and wires for appropriate operations.
  • Install, repair, and maintain a variety of plumbing fixtures including sinks, toilets, faucets, and related equipment.
  • Perform drywall installation and repair damaged drywall.
  • Inspect roofs and troubleshoot leaks. Repair minor roofing damage.
  • Operate a variety of hand and power tools.
  • Perform general cleaning and other tasks as assigned.
  • Respond quickly to emergency situations, summoning additional assistance as needed.
  • Diagnose and perform basic repairs to building infrastructure.
  • Patrol building exteriors for garbage, sweep loading dock and walks as needed.
  • Work with subcontractors and vendors as required.
  • Manage tenant request and preventative maintenance requirements through internal on-line work order system, including responding and verifying completion of all service calls.

Minimum Requirements:

Following are the minimum experience requirements of this position:

  • High school diploma or general education degree (GED) with a minimum of four years of related experience.
  • Reliable vehicle with current registration, proof of insurance, and valid driver’s license. Must be willing to travel within the Philadelphia Metro Region.
  • Physical requirements include stooping, standing, walking, climbing stairs/ladders, and the ability to lift and carry loads of 50 pounds or more.
  • Must pass a drug screening and background check prior to being hired.
  • Excellent customer service and communication skills.
  • Past experience working independently with little or no supervision needed.
  • Ability to comprehend and use technology to aid in the management of duties (computers, Mobile Smart Phone, Energy Management Systems, and diagnostic equipment).
  • Problem solving and organizational skills.

Commercial Real Estate Advisor

Stockton Real Estate Advisors, a full-service sales, leasing, and investment advisory firm based in Philadelphia, PA, is seeking self-motivated, real estate advisors with at least two years’ experience to join our growing team.

A typical day will include sourcing new landlord and tenant representation relationships through networking, marketing properties, calling prospective tenants, determining site selection, negotiating build-out costs, and conducting market studies.

Responsibilities:

  • Source new landlord and tenant rep business.
  • Work closely with property owners/landlords on projects and leasing of their commercial properties.
  • Prepare monthly reports tracking the goals of the owner and all leasing activity.
  • Prepare strategic leasing plans for tenants and landlords.
  • Interact regularly with clients to ensure that objectives are being met, while anticipating and responding to clients’ needs.
  • Show space and qualify tenants.
  • Advise clients in the development and execution of their individualized real estate investment strategies.
  • Prepare analyses of clients’ properties, including opinions of value, market comparables, and research.

This is a commission with draw-based position during the first year of employment which will change to commission-only beginning Year Two.

Job Qualifications:

  • 2+ years’ experience in commercial real estate leasing or sales
  • A PA Real Estate License
  • Familiarity with real estate financial processes
