The Philadelphia Business Journal recently interviewed the owner of 2401 Walnut Street (“2401”), Chuck Block, and its exclusive leasing agent, SREA’s, Michael Dolan regarding 2401’s amenities, architectural highlights and sustainability.  Five years ago, the Bedrock Group bought the 8-story, 160,000 square foot building, and converted the space for tenants who were seeking unique, open and collaborative space.  The Bedrock Group renovated the building to feature an industrial atmosphere with polished concrete floors, exposed ceiling and floor-to-ceiling windows.  In an effort to maintain the building’s aesthetic, new rules were implemented including: no carpeting in common high-foot traffic areas, limited use of dropped ceilings and tenants were encouraged to keep the space open to maximize the light exposure.  These restrictions made it harder to lease up the building but Michael was up for the challenge.  Michael sought like-minded tenants who would appreciate the sustainability and architectural highlights of the building.  Michael succeeded in leasing the once near vacant building to a near full capacity lease up.  Curalate, Wharton, Poptent, Voith & Mactavish, The Delaware Valley Green Building Council, Ticketleap and Ammann & Whitney are some of the prestigious tenants that enjoy the location  and all of the amenities offered at 2401.  In addition, the Garces Group will be relocating their restaurant from Cira Centre to 2401 later this year.  Click here to read the article in full.
